Please feel free to contact us with your comments and suggestions. ~ News ~ CRIME WATCH Posted on Aug 11th, 2016 There has been a steady increase in "suspicious" activity along Rostormel and the west-end of Timberbrooke over the last few months. This activity includes strange vehicles and its occupants sitting/waiting in front of our homes at all times of the day/night for prolonged periods of time… only to leave and return multiple times but parking in front of another home each time. Another example is strange vehicles parking at the end of Rostormel Ct, its occupants leaving and walking on the nature path for a few minutes, and then returning a few minutes later with small bags in their hands. This is not normal activity for a small neighborhood like Timberbrooke Estates! LCSO says that this type of suspicious activity is indicative of possible drug sales and/or criminals looking for future crime opportunities (ie, vacant homes, garage doors open, etc.) and needs to be reported to its LCSO Non-Emergency number, (703) 777-1021, as soon as possible. When you call the LCSO all you need to do is tell them this is "not an emergency, and that you want to report a suspicious vehicle (make/model/# occupants) that has been sitting outside my home for XXX minutes… and you don't know who they are". LCSO says that once a suspicious activity is reported by a homeowner they will send out the nearest LCSO cruiser, based on their current workload, and have the deputy investigate the reported activity and vehicle/occupants if they are still around… and then document in the case file. LCSO is adamant that homeowners can help reduce/stop this type of suspicious activity and possible future drug/crime activity by being a proactive and reporting it immediately to its non-emergency number. If your "gut feeling" is telling you that something doesn't look just right… report it and let the law enforcement professionals do their part. LCSO says that there is a small window of opportunity so timely reports of suspicious activity, vehicles, or people are very important... so don't hesitate to call if you see something out of the ordinary that concerns you. Common Architectural Review Board Violations Posted on Apr 25th, 2016 - Accomplishing modifications to the home prior to receiving ARB approval. This includes, but not limited to: (1) changes to the original/current paint scheme of homes (trim, front/rear doors, vinyl siding, garage doors), (2) adding to or modifying decks/patios/fencing (3) driveway/walkway modifications, (4) removing Bradford Pear trees. To eliminate any follow-on issues with your home improvements please become familiar with ARB Guide before starting any projects. - General maintenance of the home to include; (1) repairing damaged walkways (stones, bricks and concrete), (2) re-hanging fallen shutters/screens, (3) replace/repair areas of wood rot and peeling paint around wood framed windows and doors, (4) damaged/dented/cracked garage door panels, and (5) allowing mold to grow on vinyl siding. - Storing Trash and Recycle Containers in public view… containers need to be stored out of sight from the street until the night prior to trash (Tue/Fri) and recycle (Fri) pickup. - Allowing weeds to grow in/around plant and tree beds. - Allowing any type of vegetation (plant, weeds, or grass) to grow in the gravel along the roadway adjacent to your home. These areas need to be treated frequently/monthly to ensure that the gravel is kept clear of any vegetation. - Ensuring that lawns are properly maintained and kept clear of weeds and bare spots. - Leaving toys, bikes, and sports equipment on front and side yards visible from the street. These items need to be stored after they are used every day… the only sports equipment allowed to be placed semi-permanently is basketball hoops (please review ARB restrictions for proper placement). - Parking RVs, boats, commercial or inoperable vehicles on a property or public street. Parking Issues (on/off street)a€| who to call? Posted on Mar 20th, 2015 - Parking issues on the public street/road: Need to contact the Loudoun County Sheriffs' Office directly if you have concerns/issues with any vehicles (to include trailers, work vehicles, RVs/Coachers, etc) parked on the public roads that you feel are in violation of county ordinances. This could include parking/storage of inoperable vehicles, vehicles blocking the roadway or entrance to your driveway, vehicles parked perpendicular to a curb in a cul de sac, unlicensed vehicles, vehicles lacking county tax stickers, etc. - Vehicle issues on a neighbors personal property (driveway, yard): Homeowners need to fill out and submit a complaint form (attach pictures if possible) and send to Patriot Properties for action via email or USPS mail. This could include parking/storage of inoperable vehicles, unlicensed vehicles, parking of RVs (boats, trailers, motorhomes/coaches, work vehicles, etc. Once in receipt Patriot Properties will review the complaint form, investigate the possible violation against the HOA's CC&Rs, and send out a violation notice if warranted. Complaint will be kept strickly confidential and have been very successful in the past to remedy vehicle issues on property within the neighborhood. Solar Energy Collection Devices and ARB Approval Posted on Jan 20th, 2015 Solar Energy Collection Devices will be considered for approval by the BOD on a case by case basis based on the individual merit of the change request submitted for review/approval. Homeowners must submit a very detailed ARB change request (copy of file located in documents section) with the assistance of their installer that includes, but not limited too, exterior drawings and schematics, location of panels and hardware/plumbing, overall size to include percentage of roof covered, number of panels and location on the roof, color/material of all hardware used, associated plumbing location/color, hardware location and how it will be shielded (shrubs, fence, etc.) from view, etc.. As a general rule of thumb solar panels are not to be seen from the road (i.e. relegated to the rear of the house/property), with the caveat being that a corner lot should locate solar panels only on the rear roofline of the property. Approval may take up to 60 days once Patriot Properties and the Board of Directors have received a "fully completed" ARB change request/application... so it is not recommend that homeowners place themselves into any contracts and/or installation timelines until both County and HOA approval is received. How to obtain HOA approval for your Architectural Change Requests? Posted on Mar 30th, 2014 1. Review the HOA’s governing documents for detailed information concerning permitted alterations and the HOA’s submission/approval process (located in documents section of this website). 2. Complete all information requested on the Architectural Change Request form (documents section). 3. Attach detailed information (i.e., drawings, color samples, pictures. etc.) on the alterations you are proposing. Drawings must show elevation, dimensions, height off ground, relationship to existing structure(s), colors, materials, etc. 4. Attach a copy of your property plat (documents section) with the proposed project sketched on it to scale. 5. Obtain all necessary approvals from Loudoun County specific to building and zoning codes. (if applicable) 6. Obtain signatures of all property owners who are affected because they are either adjacent to your property or have a view of your proposed alteration from their property. 6. Mail TWO copies of this form and associated supporting documentation to Patriot Properties, Inc. How to report a Covenant or ARB violation to Patriot Properties? Posted on Feb 23rd, 2014 Homeowners who have concerns on possible violations to the HOA's Covenants, Articles of Incorporation, Bylaws or ARB Guidelines should first review the governing documents contained in the "documents" section of this website. If after reviewing the governing documents the homeowner still believes that there is a possible violation they should complete the "Community Complaint Form" also located in the documents section and email the HOA at hoa@timberbrookeestates.com AND/OR Patriot Properties at communities@patriotrents.com (or print and mail to Patriot Properties Office Address).
